Built for the people who look after homes when no one's there.
Why Tern
Terns are migratory birds. Every year, snowbirds make their own long trip to Florida, back to their homes. We named Tern Home for that journey, and for the people who look after a home while its owner is away.
How it started
Tern Home began when years of experience in software and IT met years of experience running a home-watch company.
One side knew the work: what it takes to walk through someone's home while they're away, and what that owner wants to hear afterward. The other side knew how to build systems people can rely on, and could see how much of that care was disappearing into paper and text threads.
What came out of that meeting was a simple urge: to put all those years of experience into more trusted hands.
Why we're building it
Seasonal owners leave Florida homes empty for months and hire a local company to watch over them. That's a job built on trust. The company walks through a home the owner can't see, then has to show that it did.
Most of those companies are doing excellent work with tools that weren't made for them: paper, spreadsheets, group texts, generic checklist apps. The work gets done, but it's hard to run and harder to show.
We're building Tern Home so that a well-run home-watch company can look like what it is.
What we believe
- Say what happened.
- Facts earn more trust than reassurance.
- Your company leads.
- Your clients hired you. We stay in the background.
- Fit the person using it.
- A dense screen for the office, big buttons for the field, and large, plain type for the owner.
- Don't lose the work.
- A photo taken in an attic with no signal still has to get there, and the app should say honestly where it is.
Where we are
We aren't accepting new clients yet. We're starting in South Florida, then moving to other seasonal markets.
If you run a home-watch or estate-management company, leave your email and we'll tell you when we open.
